A tip for keeping appliances (and unreasonable clients) from blowing up your real estate closing

(This is a super helpful tip for all our REALTOR users.)

While this might sound super specific and particularly picky, it’s important to make sure buyers and sellers are honest about the working condition of appliances just before a closing. It’s not unheard of for a deal to fall apart because the buyer claims that awesome range they fell in love with suddenly isn’t working the day of a walk-through, and the buyer demands it be fixed or that they be refunded the repair cost at closing, while the seller claims it was working fine when they moved out and refuses to budge.

Stuff of nightmares, right?

Heed this little tip from Brian Brown, of Old Republic Home Protection and avoid unnecessary deal breakers:

“When doing a walk thru just before closing (especially if a warranty is in place) take a picture of appliances working, like the thermostat showing that the A/C is cooling the home. Also take a picture of the water heater and the outside A/C unit. That way if they call in a claim the first couple of days we have evidence that it was working at closing. We never want to hear the item never worked for the buyer.”
